High-end townhomes mapped in downtown Raleigh after $2M land deal (Gallery)

Raleigh development firm Dukes Properties & Construction is starting work on a new downtown project with plans calling for eight townhomes with prices expected to start in the upper $900,000s.

This month, the company began work on the Dukes at Cityview, a collection of 3-story townhomes complete with high-end finishes and rooftop terraces overlooking the city. The project is situated on 0.33 acres at the corner of West Lenoir and South West streets across from The Fairweather Condos and Sam Jones BBQ.

“It’s the greatest time to be in Raleigh right now,” said Nasir Dukes, managing partner, Dukes Properties & Construction. “We just purchased the land a few weeks ago and we’ve got eight, 3-story luxury townhomes with rooftop terraces going there. Everyone’s looking to maximize density – as we are.”

Dukes said he hopes to have construction go vertical in the next few months. He expects to complete work by the end of next year.

The units will be broken up into two 4-unit buildings. Dukes Properties bought the site for around $2 million two weeks ago, according to Wake County deed records.

Pricing is expected to start in the $900,000s and will likely go up from there. Homes include 2,300- and 2,600-square-foot layouts. Unit features will include elevators, rooftop terraces, garage parking. Planned amenities include a dog park and bicycle racks among others.

CityPlat brokered the deal for the land. Chappell residential is marketing the new homes. Cline Design is the architect on the project. First Federal Bank provided the financing.

The area just south of the Warehouse District is seeing an influx of interest from developers and investors. “There’s a really strong demand and push on upper echelon properties and projects in that area,” Dukes said.
