Nikita Zhitov is a commercial real estate investor and developer, based out of Raleigh, NC. Nikita began his career in real estate at the age of 18 when he acquired his first apartment building while still in high school. Since the beginning of his investment career Nikita has acquired and/or developed hundreds of properties in the continental United States as well as overseas. His experience in the industry includes renovations of historic landmarks, ground up construction of mixed-use and multifamily projects, land entitlements, adaptive reuse of retail and industrial buildings, build to suit and ground leases with national retailers, residential subdivision developments, condo conversions, and luxury housing construction.
In addition to his investments, Nikita has completed over 500 brokerage transactions earning a prestigious CCIM, SIOR and ALC designations. Nikita is published author of an industry-specific book “Expandability of Investment Real Estate” and is a medal-graduate of a prestigious North Carolina School of Science and Mathematics.
In 2022, Zhitov founded the Nikita Zhitov Foundation for Real Estate Education a registered 501c3 nonprofit organization that selects from student applicants to offer academic scholarship awards and pay for real estate training for North Carolina high school seniors to obtain their North Carolina broker’s license. In addition to mentoring and paying for commercial real estate school and licensing, the foundation offers one full scholarship each year to a selected student to attend an in-state college or university with a real estate business major or concentration.
Nikita is a recognized local business leader, philanthropist, and a motivational speaker. Nikita has been featured as an industry expert in Forbes, Fortune, Entrepreneur, and Inc Magazine, as well as many other local, regional, and national trade publications, including Commercial Connec- tion, Commercial Property Executive, Exeleon, Authority Magazine, Realtor Magazine, Business North Carolina, and Triangle Business Journal.
Nikita’s hobbies include meditation, reading, tennis, horseback riding, and classical music. Nikita is a private pilot and is fluent in Russian, French and English.
